If you know the address or parcel number of a specific property, you can search directly in the Customer Self-Service Portal (CSS) for zoning-related applications. If you would like to search based on a map, you can utilize our GIS Browser. Using this tool, click on a desired property, and then click on the “more info” link in the pop-up window for a specific zoning case.

How can I view approved plans for current development?

If you know the address or parcel number of a specific property, you can search directly in the Customer Self-Service Portal (CSS) for plans and permits. If you need to look up an address or parcel number, you can utilize our GIS Browser first, and then return to CSS and search based on this information.

How can I stay informed and participate in the zoning process?

How do I find out about the long-term plans for growth and development in my area?

The department’s Policy Division maintains the Comprehensive Plan and other studies that impact the future growth of Forsyth County. Please visit their page here to discover more.

How do I research information (zoning, setbacks, overlay districts, etc) about my property or another property in Forsyth County?

Please visit our Property Information page which provides links to resources (mapping, application database portal, zoning code & development regulations, tax records, clerk of court data) for researching any property in Forsyth County.

What is the difference between a rezoning, conditional use permit, sketch plat, home occupation permit, amendment to zoning, and a variance?

o Rezoning: A request to change land use from one zoning district to another.

o Conditional Use: A request for a land use that is not allowed by right within the current zoning district and requires approval through the public hearing process.

o Sketch Plat: A request to develop a property under it’s current zoning that differs substantially from a previously approved application. Also may be a request to develop a property under it’s current zoning that has not previously gone before the Board of Commissioners for consideration.

o Home Occupational Permit: A request to allow a business to operate from a residence that requires approval through the public hearing process.

o Zoning Amendment: A request to modify, delete, or add a condition of zoning to a previously approved Rezoning, Conditional Use Permit, or Sketch Plat.

o Variance: A request to deviate from specific development standards as allowed by the Forsyth County Unified Development Code.


When do I need a land development permit?

Typically required for any non-residential development and the overall development of new residential subdivisions. Detailed information regarding the type of land disturbance permits and their requirements can be found in Chapter Seven, Article I of the Unified Development Code.

What is the difference between a building permit, land development permit, final plat, minor plat, and as-built plan?

o Building Permit: A permit for vertical construction, above or below grade, for new construction, or within existing structures.

o Land Development Permit: A permit category for construction work that includes the moving of dirt, such as clearing and grading of a property in preparation for a development.

o Final Plat: An approved and recorded plan showing the division of property into seven or more individual parcels (lots).

o Minor Plat: An approved and recorded plan showing the division of property into six of less individual parcels (lots) 

o As-Built Plan: An approved and recorded site plan showing the details of a completed development project.


What do I need to know to operate a food truck in Forsyth County?

Mobile Food Units may operate anywhere permitted by Section 16-4.23 of the Unified Development Code. To operate a mobile food unit, the unit must receive approval from the Health Department and Forsyth County Fire Marshal
