Welcome to the Forsyth County Planning & Community Development Page.

The Planning & Community Development department is made up of multiple divisions. Each division within the department handles a different aspect of planning for the county. Whether you are looking to rezone your property, build a house, or apply for a land disturbance permit we are able to assist you with any of these requests.

The following descriptions will assist you in navigating the Department of Planning & Community Development's webpages. 


 Building Permit Division
The Building Permit Division is responsible for processing all building permits.

Effective Immediately

All building permits can be submitted by e-mail to buildingpermits@forsythco.com.  Please include in the subject line of the e-mail the address of property in which permit is being requested.  Please contact our department with any questions or concerns.  

Countywide Residential Lot Standards Checklist and Southeast Forsyth Residential Lot Standards Checklist - Refer to Adopted Design Requirements to view new standards effective December 6, 2019, in an effort to enhance community character, which is an identified goal of the Forsyth County Comprehensive Plan. Any request for a lap siding exposure variance will need to submit an application. Lap Siding Administrative Variance Application


 Inspection Division
The Inspection Division is responsible for conducting inspections and enforcement of building codes.


Current Planning Division
The Current Planning Division is responsible for subdivision and land development review and permitting.


 

Long Range Planning Division 
The Long Range Planning Division is responsible for managing the rezoning, sketch plat, conditional use and home occupation permit processes. In addition, it oversees policy and code changes as reflected in the Forsyth County Comprehensive Plan and the Unified Development Code.

Effective Immediately

All Rezoning, Conditional Use Permit, Sketch Plat and Home Occupation Permit applications can be submitted via email to ldsilas@forsythco.com.  Please include the tax map/parcel(s) or address of the property in the subject line of the email.  All Zoning Condition Amendment applications can be submitted via email to cewilliams@forsythco.com.

Ten, folded full-size, scaled site plans and boundary surveys must be dropped off by the application deadline at the rear door of the Administration Building, 110 E. Main Street, Cumming, GA 30040.  Instructions for drop off are located on the rear door.  Please contact Planning and Community Development at 770-886-2780 with questions.
