Zoning in District 4 is different than most zonings across the county because of the large amount of zonings still lingering from almost 15 years ago. A lot of people have no idea the inventory of past zonings that have been inherited by the sitting commissioner because they didn’t live in Forsyth during the years of 2002-2005 when zonings were truly out of control and the growth explosion hit Forsyth County. The economic crash began slowly starting in 2006 and extended until 2012 and no zonings were filed. 2013 saw the emergence of new growth but the past growth was still hiding out there. South Forsyth recovered quickly and the old zonings were gobbled up and developed quickly. North Forsyth has been much slower to come forward, and I’m thankful for that. It’s given us more time to get our roads and intersections improved and visionary, architectural planning like the Coal Mountain Overlay in place. We were also able to bring the most popular Res 3 category, which was at 9000 sq ft lots in the past, up to today’s standards of 14,750 sq ft. You will still see old zonings, like the DR Horton one in today’s blog, coming forward and hopefully it will give us a chance to at least improve it from what was created long ago.
