IV. ANNOUNCEMENTS

1. The Planning Department is postponing the Proposed Changes to the Unified Development Code (UDC) until the August 26, 2008 meeting to update the information on the Forsyth County website.

2. The application of ZA3411 (Paces Battle Properties, LLC) has been postponed by staff due to the need for further details regarding the Master Planned District (MPD) until the August 26, 2008 meeting.

3. At the May 27, 2008 meeting, the application of ZA3451 (Whitfield Investment Partners, LP) was postponed by the Planning Commission until the September 23, 2008 meeting.

4. At the June 24, 2008 meeting, the application of ZA3461 (Vickery Post, LLC) was postponed by the Planning Commission until the September 23, 2008 meeting.

5. At the February 26, 2008 meeting, the applicant of ZA3462 (Henry Watson) was granted a postponement until the August 26, 2008 meeting.

6. At the June 24, 2008 meeting the application of ZA3463 (Mathis Crossing, LLC) was postponed by the Planning Commission until the September 23, 2008 meeting.

VII. PUBLIC HEARINGS FOR CONDITIONAL USE PERMITS

1. T-Mobile South, LLC CP080003
Applicant is requesting to operate a cell tower on a lease area of 0.1020 acres on 9.12 acres. The applicant is also requesting variances to reduce separation from an existing communication tower and a waiver of the landscaping requirements.
Location: On the southwest side of Browns Bridge Road approximately 800 feet southeast from the intersection of Browns Bridge Road and Holtzclaw Road, and setback from the right of way approximately 650 feet. This property is located in Commission District #5.

2. T-Mobile CP080005
Applicant is requesting to construct a telecommunications monopole tower facility on a lease area of 0.1469 acres on 4.097 acres. The applicant is also requesting variances to the required setbacks to existing residential structures.
Location: On the west side of Campground Road approximately 615 feet northwest from the intersection with Longstreet Church Road, and setback from the right of way approximately 500 feet. This property is located in Commission District #3.

Applicant is requesting to operate an Interior Design Service business in 331 square feet of a 1,200 square foot home on the owner’s property of 1 acre
Location: On the northeast corner of the intersection of Dahlonega Highway and Rose Cottage Lane. This property is located in Commission District #1.

1. Paces Battle Properties, LLC ZA3411
Rezone from A1 to MPD on 239.855 acres
Location: On the north side of Atlanta Highway (S.R. 9) approximately 1,000 feet southeast of the intersection with Castleberry Road and on the southeast side of Castleberry Road approximately 585 feet from the intersection with Majors Road and on the south side of Majors Road approximately 800 feet from the intersection with Castleberry Road. This property is located in Commission District #3.

2. Whitfield Investment Partners, LP ZA3451
Rezone from RES 3 to CBD on 14.68 acres for a total building square footage of 170,500 with 632 parking spaces
Location: On the north side of Bagley Road at the intersection with Peachtree Parkway (S.R. 141). This property is located in Commission District #2.

3. Vickery Post, LLC ZA3461
Rezone from R2R to NS on 2.072 acres for the development of a daycare with a building square footage of 10,000 and 30 parking spaces
Location: On the east side of Post Road at the intersection with Dressage Crossing. This property is located in Commission District #3.

4. Henry Watson ZA3462
Rezone from A1 to CBD on 2.65 acres for the development of a daycare with a building square footage of 10,000 and 30 parking spaces. The applicant is also requesting variances to the buffer requirements and to the setback requirements.
Location: On the south side of Keith Bridge Road approximately 1,147 feet northeast from the intersection of Keith Bridge Road & Jot Em Down Road and on the west-southwest side of Damascus Road, approximately 925 feet southeast from the intersection of Keith Bridge Road and Damascus Road. This property is located in Commission District #4.

5. Mathis Crossing, LLC ZA3463
Rezone from A1/NS to CBD on 1.066 acres for the development of a 4,400 square foot building with 21 parking spaces
Location: On the west side of Old Atlanta Road at the intersection with Windermere Parkway and on the east side of Mathis Airport Parkway at the intersection with Windermere Parkway. This property is located in Commission District #2.

6. Hamby Road, LLC ZA3484
Rezone from R1/CBD to CBD on 4.413 acres for the construction of 32,805 square feet of retail, restaurant and office space with 135 parking spaces. The applicant is also requesting a variance to the buffer requirement and a variance to the side yard setback requirement.
Location: In the northwest corner of the intersection of Hamby Road and Atlanta Highway (S.R. 9). This property is located in Commission District #3.

7. W.B. McClanahan & Associates, LLC ZA3485
Rezone from M1 to CBD to convert an existing 40,000 square foot building into retail/showroom space with 72 parking spaces on 2.973 acres. The applicant is also requesting a variance to the front yard setback requirement.
Location: In the southwest corner of Atlanta Highway (S.R. 9) and Nine McFarland Drive. This property is located in Commission District #3.

8. Louis A. Blanton by Bonnie DeLong-Campbell, POA ZA3486
Rezone from RES 2 to A1 on 241.2 acres
Location: On the west side of Old Federal Road approximately 1,600 feet south from the intersection of Old Federal Road and Blanton Lane and on the southeast side of Blanton Lane approximately 1,850 feet southwest from the intersection of Old Federal Road and Blanton Lane. This property is located in Commission District #4.

9. Godwin Land Development ZA3488
Rezone from A1 to CBD for an automotive sales and services establishment in a 21,377 square foot building with 97 parking spaces on 2.597 acres. The applicant is also requesting a variance to the sewer distance requirements.
Location: On the north side of Ronald Reagan Boulevard approximately 1,150 feet west from the intersection of Ronald Reagan Boulevard and Old Atlanta Road. This property is located in Commission District #1.

10. Riley Park Hayden & Associates ZA3489
Rezone from A1 to CBD to construct 8,000 square feet of commercial space (2 model homes and 1 sales office) on 2.108 acres with 35 parking spaces
Location: On the east side of Georgia Highway 400 approximately 1,700 feet south from the intersection with Hubbard Town Road and Cross Roads Road, and on the west side of Settingdown Road approximately 1,850 feet south from the intersection with Cross Roads Road. This property is located in Commission District #4.
