Impact Fees
Forsyth County enacted Impact Fees in 2004, as enabled by the Georgia Development Impact Fee Act. Impact Fees are a charge on development to pay for the construction or expansion of capital improvements that are necessitated by and benefit the development. Impact Fees are not a tax but rather a part of the development approval process, similar to meeting site planning and zoning requirements. Impact Fees must be paid when a building permit is obtained. Forsyth County charges Impact Fees on residential buildings for the following categories: Parks, Library and Public Safety. Non-residential buildings are charged for Public Safety. Charges are as follows: | Residential | | | Park and Recreation | $0.343 | per sq. ft. of heated area | Library | $0.058 | per sq. ft. of heated area | PUBLIC SAFETY | | | Fire Dept. | $0.094 | per sq. ft. of heated area | E-911 | $0.020 | per sq. ft. of heated area | | | | | | Non-Residential | | | PUBLIC SAFETY | | | Fire Dept. | | | Retail/Commercial | $0.216 | per sq. ft. of floor area | Office/Business | $0.086 | per sq. ft. of floor area | Industrial | $0.052 | per sq. ft. of floor area |
