    Impact Fees

    Forsyth County enacted Impact Fees in 2004, as enabled by the Georgia Development Impact Fee Act.

    Impact Fees are a charge on development to pay for the construction or expansion of capital improvements that are necessitated by and benefit the development. Impact Fees are not a tax but rather a part of the development approval process, similar to meeting site planning and zoning requirements. Impact Fees must be paid when a building permit is obtained.

    Forsyth County charges Impact Fees on residential buildings for the following categories: Parks, Library and Public Safety. Non-residential buildings are charged for Public Safety. Charges are as follows:

    Residential
    Park and Recreation
    $0.343per sq. ft. of heated area
    Library
    $0.058per sq. ft. of heated area
    PUBLIC SAFETY
    Fire Dept.
    $0.094per sq. ft. of heated area
    E-911
    $0.020

    per sq. ft. of heated area

    Non-Residential
    PUBLIC SAFETY
    Fire Dept.
    Retail/Commercial
    $0.216per sq. ft. of floor area
    Office/Business
    $0.086per sq. ft. of floor area
    Industrial
    $0.052per sq. ft. of floor area
