Planning Staff is working on an overall design program in order to address basic design standards throughout the county. The design program has several components including baseline changes to the UDC for commercial development, design overlays for designated commercial nodes and transportation corridors as well as design guidelines for the LCI study area.
The objectives of these proposals are to protect land values, promote economic development, enhance the image of the county, and invite as well as protect fiscal investment. A primary goal is to promote freedom in design while establishing a foundation for functional and visual compatibility.
Planning Staff looks forward to working with the community to ensure high quality development throughout the county. Details on upcoming public meetings will be posted as they are scheduled with draft documents available for review prior to public discussion.

A. Matt Overlay District
Introduction The purpose of the Matt Overlay District is to establish design standards for both commercial and residential property. A stakeholders meeting was held on November 19, 2007, for an overview of the overlay project and existing conditions within the area. The second public meeting was held Wednesday, February 27, 2008, for the purpose of presenting a preliminary overlay draft. Currently, the Matt Overlay has been postponed while staff focuses on baseline changes to the UDC for all commercial development. Future meetings related to the Matt Overlay will be announced when scheduled.
B. Peachtree Parkway Overlay District
Introduction The purpose of the Peachtree Parkway Overlay District is to establish design standards for site development, exterior architectural design, landscaping, screening, exterior lighting and signage in order to promote quality design throughout the corridor.
Public Meeting A public meeting was held on September 14, 2006, regarding the proposed Peachtree Parkway Overlay District. Forsyth County staff would like to thank the 74 community members who voiced their opinion concerning the proposed overlay district. A brief presentation was given by Planning Staff and the remainder of the meeting proceeded in an open house format. Community members were given an opportunity to fill out comment cards for presentation boards that represented various design elements related to site design, architectural features, landscaping, sidewalks, lighting, and signage.
Public Hearing Public hearings were held on January 23, 2007, before the Planning Commission and on Feburary 1, 2007, before the Board of Commissioners. The Peachtree Parkway Overlay District was adopted on February 1, 2007, as part of the Unified Development Code, Chapter 21, Article 8.
Materials to Review The adopted overlay as well as the drafts presented during the two required public hearings are located below with the overlay district boundary map. Please note that the map shows all parcels that are affected by overlay regulations in purple with a green swath indicating the 1,000' depth requirement for the selected parcels. C. Castleberry-Bethelview Crossroads Overlay District
Introduction The purpose of the Castleberry-Bethelview Crossroads Overlay District is to establish design standards in order to ensure coordinated design of buildings and landscape that augment the character and appearance of the area.
Public Hearing Public hearings were held on November 28, 2006, before the Planning Commission and January 4, 2007, before the Board of Commissioners. The Castleberry-Bethelview Crossroads Overlay District was adopted on January 4, 2007, as part of the Unified Development Code, Chapter 21, Article 7.

C. 3 UDC Changes
Introduction The purpose of the 3 UDC changes is to achieve baseline design standards for landscaping, fencing/screening, and lighting.
Public Hearing Public hearings were held on January 23, 2007, before the Planning Commission and February 2, 2007, before the Board of Commissioners. The baseline UDC changes were adopted on February 1, 2007 as part of the Unified Development Code.
